Ava wanted to make a difference in the lives of others. As her points amassed, she saw an opportunity to turn her purchases into something meaningful. When Ava finally reached the milestone of redeeming her points, she decided to spread light in a different way. She used her points to donate $300 to the BC Children’s Hospital. Have you ever considered that a quiet toilet leak or a subtle faucet drip could be silently draining your finances? Despite their inconspicuous nature, these seemingly minor leaks can have a significant impact on both your water consumption and your wallet. We’ll uncover the hidden costs of unnoticed leaks and explore how you can detect and address them to save both water and money.

Dripping Dollars: Why Fixing Leaks Matters More Than You Think

A common leak, such as 10 drips per minute, may initially seem insignificant, but the cumulative effect is substantial, resulting in almost one gallon wasted daily and 29 gallons lost monthly. While the associated cost might be minimal in certain areas, faster drips pose a more significant concern. For instance, a faucet or shower head leaking at 120 drips per minute can squander 11 gallons each day, totalling 330 gallons monthly, equating to a potential $6 per month per faucet in expenses.

Moreover, an endlessly running toilet isn’t merely a minor annoyance—it significantly impacts your water bill. Losing approximately eight gallons every hour amounts to a staggering 200 gallons wasted daily. Left unattended, this translates to an astonishing 6,000 gallons lost each month. Depending on your water and sewer rates, you could face monthly expenses of $70; this calculation assumes only one toilet in your household is affected by a leak.

Recognizing the importance of water conservation is essential. With nearly 2.2 billion individuals worldwide lacking access to safe water, each of us must cultivate habits that minimize wastage and actively contribute to conserving and protecting this invaluable resource for future generations.

Uncovering the Source of a Leak

 • Inspect your faucets and showerheads for any leaks. Sometimes, repairs are simple and inexpensive, but they can save a significant amount of water. Look out for worn washers, loose connections, or damaged “O” rings, which can often be fixed with basic maintenance.
 • Check your toilet for silent leaks by using a water detection device.
 • Leaks aren’t just confined indoors; they can occur outdoors too. Take a moment to inspect your hoses and irrigation system for any signs of leaks, such as cracked or broken sprinkler heads.

Batteries for Reliable Performance

Guidelines for Proper Battery Care

 • Always use the battery size and type recommended by your device’s manufacturer.
 • Keep battery contacts and compartment connections clean by using a clean pencil eraser or a rough cloth each time you change batteries.
 • Remove batteries from devices during prolonged periods of inactivity. • When using household (AC) power, take out the batteries from the equipment.
 • Ensure correct battery insertion by aligning the + (plus) and – (minus) terminals properly.
 • Most Duracell® batteries offer reliable performance even after ten years of storage under these conditions. Avoid refrigerating Duracell batteries as it does not extend their lifespan.
 • Battery performance diminishes in extreme temperatures, so avoid placing battery-powered devices in excessively warm locations.
 • Only attempt to recharge batteries that are explicitly marked as “rechargeable.”

Property Managers, It’s Time to Check Your Smoke Alarm Batteries

Mark your calendars: March 10 is Check Your Batteries Day. For most people, this day might not mean much. But for property managers, we like to think it’s a helpful reminder to check each and every smoke alarm battery in your buildings. Here are some tips on battery-related tasks that property managers should complete to keep your buildings and tenants safe.

Benefits of Checking Smoke Alarm Batteries Regularly

You play a critical role in early hazard detection by ensuring that all safety devices—including smoke alarms, smoke detectors, and carbon monoxide (CO) detectors—in your building have functional batteries. These are the main benefits of checking them regularly:

 • Save lives with early detection. First and foremost, functional safety devices provide early warnings in the event of a fire or CO leak, allowing residents to evacuate quickly. Checking them regularly obviously minimizes any risk of a worse-off problem down the road.
 • Prevent property damage and save money, too. Timely detection of smoke or CO can prevent extensive property damage by allowing for swift responses during emergencies. This can limit the spread of a fire, for example, or minimize the impact of CO exposure in a building.
 • Comply with regulations. Regular battery checks and replacements ensure compliance with regulations that call for properly functioning safety devices, helping you keep tenants safe while avoiding potential fines and legal issues. Get familiar with regulations in your area, whether your building is located in B.C., Alberta, Saskatchewan, or elsewhere.
 • Avoid nuisance alarms. Low battery signals cause annoying nuisance alarms, which can be prevented with regular battery checks.

How Often Should I Check Smoke Alarm Batteries?

Smoke alarms vary from model to model, but most of the same maintenance rules apply:

 • Conduct semi-annual battery checks. Check smoke alarm batteries at least twice a year. Choosing specific dates, such as Check Your Batteries Day, or the beginning and end of daylight saving time, every fall and spring, can help you remember to inspect and replace batteries.
 • Inspect seasonally. Conduct thorough alarm inspections along with your other regular seasonal maintenance checks to easily and quickly identify any issues.
 • Be proactive about replacing batteries. Consider replacing batteries annually, even if they’re functional during routine checks. Fresh batteries reduce the risk of malfunction and ensure reliable performance.

What Do the Different Smoke Alarm Noises Mean?

Understanding different smoke alarms is an essential part of promptly addressing fire hazards and ensuring the well-being of your building’s residents.

Here’s how to troubleshoot the different sounds your alarms make.

 • Intermittent chirping or beeping. Chirps or beeps at regular intervals means it’s time to get new batteries. A blinking red light on your device often also lets you know the batteries are running low.
 • Rapid beeping. A rapid, continuous beeping noise means the smoke alarm has detected smoke or fire within the building. Evacuate your building immediately and call 9-1-1, if needed.
 • Continuous alarm. If a smoke alarm emits a continuous alarm sound, it’s detecting significant smoke or fire. Activate the building’s fire alarm system, evacuate occupants, and call 9-1-1.
 • Malfunctioning sounds. Unusual or irregular sounds can indicate a malfunction or a problem with the detector’s internal components. Be sure to investigate promptly and replace the smoke alarm, if necessary.

Best Practices for Property Managers

Understanding and implementing best practices for checking safety devices is crucial. To keep you on track, here’s a handy checklist:

 • Set a regular schedule. Inspect and test smoke alarm batteries at least twice a year. You can coordinate these checks with other routine maintenance tasks. Be sure to follow the manufacturer’s guidelines and fire safety regulations in your area.
 • Replace batteries annually. Be proactive and replace smoke alarm batteries yearly, even if they’re still functional, to prevent issues. Choose high-quality, long-life batteries for best performance.
 • Educate tenants. Remind your building’s occupants about smoke alarm maintenance and the importance of promptly reporting malfunctioning alarms or low battery signals. Give tenants clear instructions on how to test alarms, which can be done monthly. Share a list of fire safety tips with your building’s occupants.
 • Keep a maintenance record. Maintain a detailed record of inspections, battery replacements, and any maintenance or repair work.
 • Replace safety devices. To ensure continued functionality, know when to upgrade your devices. Smoke alarms should be replaced every 10 years, and you’ll need new CO detectors every five to seven years.

Are you a homeowner or business owner looking to make your property more eco-friendly while saving some money? We have fantastic news to share about the CleanBC Go Electric EV Charger Rebate Program for Homes and Workplaces. This initiative, funded by the Province of British Columbia and administered by BC Hydro, is here to help you take the leap into electric vehicle charging.

New Program Funding

We’re thrilled to announce that starting on October 31st, 2023, the CleanBC Go Electric EV Charger Rebate Program for Homes and Workplaces is reopening its application window within BC Hydro’s service area. The Province of British Columbia has approved $6.59 million in funding for the fiscal year 2023/24, ensuring that all program offers are back on the table. Please be aware that funding is limited and will be distributed on a first-come, first-served basis until it runs out.

Additionally, it is important to note that the funding from the Zero Emission Vehicle Infrastructure Program (ZEVIP) for condos and workplaces is nearing its limit and will no longer be accessible after October 31st, 2023. This funding operates on a first-come, first-served basis. So, if you submit your application by October 31 but miss out on the higher rebate amounts (up to $5,000 per charger instead of up to $2,000), your application will automatically be considered for the new provincial program funding, eliminating the need for a separate application.

Exciting News for Townhomes

Starting October 31st, 2023, townhomes will become eligible for both the EV Ready and EV charger standalone offers. Previously, only condominiums and apartments were eligible for these offers, so this change is a significant development. Townhome owners will no longer have to go through the Single Family Home program offer.

Updates to the EV Ready Stall Requirement

Effective October 31, 2023, there will be updates to the EV Ready stall requirement in the EV Ready Plan. Here are the key changes:

 1. Increasing the distance the electrical connection point to power an Electric Vehicle Supply Equipment (EVSE) can be from the parking stall it supports, from up to 3 meters to up to 5 meters.
 2. Implementing updated labeling requirements to ensure clarity regarding which parking stall(s) are supported by an electrical circuit, as junction boxes and their electrical wiring often serve multiple parking stalls.

Current EV Ready Stall Requirement:

EV Ready means the parking space features an energized outlet with a cover that provides a final connection point in an electrical wiring installation capable of providing level 2 charging. The energized outlet with a cover must be installed within 0.5 meters to 1.5 meters of the stall and no more than 3 meters.

Revised EV Ready Stall Requirement:

 1. EV Ready means the parking space must have a termination point in an electrical wiring installation to power a level 2 Electric Vehicle Supply Equipment (EVSE). The termination point must be no more than 5 meters from any part of the parking stall it supports or the intended EVSE location(s). An EV Ready parking stall’s connection point can terminate in a junction box, especially as most EV ready designs utilize EV Energy Management Systems and load sharing. An electric receptacle is acceptable if dedicated circuit configurations are used.
 2. Junction boxes must be clearly labeled to identify which parking stall(s) they support.

These updated EV Ready Plan requirements will be available online starting October 31, 2023, and will apply to all EV Ready projects submitted on or after that date. Get ready to embrace the future of electric vehicle charging with these exciting program enhancements!

Kidde, a renowned name in home safety and fire prevention, has been a steadfast guardian of families and homes for decades. With a commitment to innovation and excellence, Kidde offers a comprehensive range of products designed to protect against the threat of fire and other emergencies. From reliable smoke detectors and carbon monoxide alarms to fire extinguishers and safety escape ladders, Kidde equips households with the tools necessary to stay prepared and secure.

Types of Kidde alarms include:

 • Smoke Alarms: Kidde offers a variety of smoke alarms designed to detect the presence of smoke in residential and commercial spaces. The alarms are powered by sealed, long-life lithium batteries for 10 years (the life of the alarm).
 • Carbon Monoxide (CO) Alarms: Kidde also manufactures CO alarms, which are designed to detect the presence of carbon monoxide gas in the air. Carbon monoxide is an odorless and colorless gas that can be produced by incomplete combustion of fuels, and it can be extremely dangerous if inhaled. The post Fire prevention month: Cooking Safety Starts with You appeared first on E.B. Horsman & Son.

]]>
Welcome to October, a month of vibrant autumn colours, cozy sweaters, and a very important focus: Fire Prevention Month! As the leaves fall and the temperatures begin to drop, it’s crucial that we take a moment to prioritize fire safety. During this month, people of all ages, from young children to adults, come together to learn on the steps they can take to ensure their safety in the event of a fire.

This year, the National Fire Protection Association has launched a campaign called “Cooking Safety Starts with You.” Cooking is a daily activity for most households, making it a common source of fire incidents. The campaign aims to raise awareness about the importance of safe cooking practices and the role each of us plays in preventing kitchen fires.

Checking fire detection devices is a critical aspect of fire safety maintenance. Regular inspections of fire alarms, smoke detectors, and other fire detection equipment are essential to ensure they are in optimal working condition.

To protect your property and the lives of its occupants, it’s essential to make this inspection process a routine part of your maintenance schedule. Here’s a breakdown of what it entails:

 • Visual Inspection: Begin by visually inspecting all fire detection devices for any signs of physical damage or wear and tear. This includes checking for cracks, loose wires, or any other visible issues that might affect their performance.
 • Power Source Check: Check the power source of each device. For battery-operated units, ensure that the batteries are in good condition and replace them as needed. For hardwired devices, make sure they are receiving a consistent power supply.
 • Obstruction-Free Environment: An often-overlooked aspect is ensuring that your fire detection devices are free from obstructions. Dust, cobwebs, or any physical obstacles can hinder their functionality. Clear any potential obstructions to allow these devices to function optimally.
 • Routine Testing: Periodically test your smoke detectors by pressing the test button. This simple step confirms that the devices can effectively detect smoke or heat and trigger alarms. It’s a quick check that can make a significant difference in an emergency.
 • Monitoring Systems and Fire Panels: Additionally, don’t forget to review your monitoring systems and fire panels regularly. These components play a critical role in alerting you to any issues. Ensure they are receiving signals from all detection devices, and address any connectivity problems promptly.

By diligently checking your fire detection devices, you’re taking a proactive approach to fire safety. This practice allows you to identify and address potential issues before they escalate, ultimately enhancing the safety of your property’s occupants and reducing the risk of devastating fires.

Remember, fire safety is not a one-time effort; it’s an ongoing commitment to protecting what matters most. So, make it a habit to inspect your fire detection devices regularly, and rest assured knowing you’ve taken a crucial step towards a safer environment.

As winter approaches, it’s common for utility bills to rise. Technology has significantly empowered people to make a positive impact on the environment and save money on their utility expenses. B.C. Hydro is at the forefront of this effort with its innovative Peak Rewards Program. This forward-looking initiative focuses on reducing electricity consumption during high-demand periods. One particularly exciting aspect of this program is its incorporation of smart home devices, such as Mysa thermostat, which enables B.C. Hydro to remotely control enrolled devices, particularly during those chilly winter nights when energy consumption typically peaks..

So if you are a homeowner, or you are working on a residential project, consider registering your device and start earning rewards.

How it works

B.C. Hydro will hold ‘peak time events’ during which they will remotely modify the settings of your registered smart home device. This may involve reducing the temperature on your Mysa thermostat by a few degrees. Each event has a maximum duration of 4 hours. Once an event concludes, your device will resume its regular functioning.

You have the option to opt out of these events at any moment, and you will retain complete manual control over the enrolled device.

For every device type enrolled in the program, you are eligible to receive a $50 credit.

Mysa Thermostat

The Mysa smart thermostat is for electric baseboards, fan-forced, and other high voltage electric heating systems. Control the MYSA from anywhere with the free mobile app! Customize your heating schedule and save up to 26% on electricity costs. Installs easily in 15 minutes.
